The State Put $261 Million Into 1,300 Acres in Mundy Township. No Factory Has Signed On.

The Flint & Genesee Economic Alliance now controls about 1,300 acres in northwest Mundy Township, bounded by Maple, Hill, Elms and Linden roads, assembled with $261 million in state funding to purchase and clear land for a manufacturing megasite (ABC12, April 16, 2026). As of September 2026, ABC12 reported the site still sat empty (ABC12, Sept. 10, 2026).
The project is called the Advanced Manufacturing District of Genesee County. The alliance's own project page says its focus has been assembling the land and doing due diligence, that it is marketing the site to companies, and that the site "does not yet have a user" (Flint & Genesee Economic Alliance, accessed Oct. 1, 2026).
The original buyer walked away in July 2025
The site was being prepared for Sandisk, which withdrew from a proposed microchip plant in July 2025. ABC12 reported the project at $55 billion and up to 10,000 jobs (ABC12, July 16, 2025). Later reporting by ABC12 and Bridge Michigan described it as a $63 billion project, with ABC12 putting the job count at 9,400 (ABC12, April 16, 2026; Bridge Michigan, May 19, 2026). The figures differ by outlet.
Governor Gretchen Whitmer's office blamed economic uncertainty tied to federal tariff policy for the withdrawal. Republican House Speaker Matt Hall disputed that, arguing tariffs encourage domestic manufacturing (ABC12, July 16, 2025).
Maple Creek Preserve homes came down in 2026
In April 2026, excavators began tearing down the homes in the Maple Creek Preserve neighborhood, south of Maple Road and east of Elms Road, along with the neighborhood clubhouse. ABC12 reported most of those homes were built in 2004 and 2005, and that all residents had left the area (ABC12, April 16, 2026). Bridge Michigan described Maple Creek Preserve as a subdivision of "90-some homes" and reported that the alliance announced the final acquisitions there in early May (Bridge Michigan, May 19, 2026).
Tyler Rossmaessler, executive director of the alliance, said demolition followed "a request by Mundy Township to clear vacant structures in Maple Creek Preserve" (ABC12, April 16, 2026). Rossmaessler said the team "regularly looks for ways to reuse materials and partner with local nonprofits" (same source).
State Rep. Steve Carra asked Attorney General Dana Nessel to intervene, citing Michigan's housing shortage. Nessel declined (Genesee County View, April 23, 2026). Bridge Michigan reported that several homes in Maple Creek Preserve were purchased for about 80 percent above their estimated values (Bridge Michigan, May 19, 2026).
Morrish Elementary is still outside the site
One property the alliance does not control is Morrish Elementary, a Swartz Creek Community Schools building. Genesee County View reported that the alliance's subsidiary, Maple Hill LLC, offered the district $40 million for the school the previous October. The school board rejected the offer, citing insufficient replacement funds, and made a counteroffer. Rossmaessler said the offer "was fair based on an independent, third-party appraisal" (Genesee County View, April 23, 2026). The City of Swartz Creek's August 2026 council packet noted that another offer was made to the schools for Morrish Elementary and that the district did not accept it (City of Swartz Creek council packet, Aug. 10, 2026).
The township adopted a new master plan 4-0
On Tuesday, July 28, 2026, the Mundy Township board unanimously adopted a new master plan by a 4-0 vote (WNEM, July 28, 2026). WNEM reported that the plan does not change existing zoning. It sets the township's long-term vision for land use, including the proposed megasite. ABC12 later reported that the plan keeps the Advanced Manufacturing Overlay District in place (ABC12, Sept. 10, 2026).
Not every resident agreed. One township resident told WNEM she wished there was more emphasis on residents who want to preserve "the agricultural residential aspects of Mundy Township" (WNEM, July 28, 2026).
In April, Township Manager Chad Young responded at a board meeting to claims that officials had kept the project secret. "I understand this is a big issue, the largest this community has ever grappled with," Young said, adding that "the insinuation ... that the township repeatedly concealed information and refused to engage with the public is not true" (Genesee County View, April 23, 2026).
The alliance says it will not take a data center
In September, the alliance ruled out data centers for the site. "This is not going to be a data center. This is the Advanced Manufacturing District looking for an advanced manufacturer," Rossmaessler told ABC12. "We've had data centers call us, and we say, 'No, thank you.'" ABC12 reported the alliance is seeking a billion-dollar manufacturing project that would bring at least 2,000 jobs (ABC12, Sept. 10, 2026). In April, Rossmaessler described the goal as a project that will create "at least 2,000 jobs and invest $2 billion in our community" (Genesee County View, April 23, 2026).
Nearby, the City of Swartz Creek reported in August that multiple parties are seeking state and federal money to improve Maple Avenue and Elms Road capacity near the district (City of Swartz Creek council packet, Aug. 10, 2026). Those are requests, not approved projects.
What buyers and sellers near the megasite should check
If you own or are shopping for a home near Maple, Hill, Elms or Linden roads, read Mundy Township's adopted master plan and the overlay district map for the parcels around you, since the master plan sets long-term land use even though it did not rezone anything. Watch township board and planning commission agendas for site plans, and watch Genesee County Road Commission notices for any Elms Road or Maple Avenue work. Until a manufacturer is announced, nobody can say what will be built or when.
